The numbers used in the project's ProForma are based on comparable retail lot pricing in effect on July 2016.
Projected retail sales pricing is determined based on the competition primarily in nearby Yuma, AZ. The Yuma Palms RV Resort lots of smaller average size have retailed starting at $83,000 for the smallest and up to $110,000 for the largest lots, and at Yuma's Country Roads RV Resort with pricing of re-sales currently in the $55,000 and up range. This project would be developed using bank or investor financing not to exceed $4.5 million, beginning with the construction of Phase-1 improvements by September 2017. Completion of the Phase-2 Final Plat would be completed by approximately then, also. This timing would enable sales to begin in the fall of 2018, and as sales progress, Phase-2 construction would move forward also. Completion of all improvements would be done by the fall of 2018, with total liquidation of all lots anticipated by the end of 2020, 2-years after sales began.
